Terms - Landlords

We are a quality led organisation and this is reflected in our competitive scale of charges.

Set up fee
The initial set up fee is calculated at 50% + VAT of the first month's rent (subject to a minimum of £200 + VAT).

For this fee we will: -

  • market your property
  • arrange and follow up viewings
  • prepare lease agreements
  • tenant reference and credit check
  • inform relevant utility companies

Tenant Find Only
This fee is calculated at 100% + VAT of the first month's rent. We will find a tenant but hand the management over to the landlord.

Management Fee
The management fee is calculated at 15% + VAT of the monthly rent (subject to a minimum of £50 + VAT).

For this fee we will: -

  • produce inventory and schedule of condition
  • set up and collect rent on a monthly basis by Direct Debit
  • transfer rent and produce landlord statements
  • provide emergency service and carry out repairs
  • carry out quarterly inspections
  • provide feedback

Marketing Fee
The marketing fee is calculated at £150 + VAT and includes preparation of property particulars, erection of garden and window boards, inclusion on our high profile website with full colour photographs and inclusion on the UK's major letting portals including Rightmove and GSPC.


Terms - Tenants

Reservation fee
£200 - non refundable fee that secures the property for seven days (accompanied by application form and reference check fee).

Reference check fee
£50 + VAT fee for a company, single person or married couple.
£75 + VAT per person thereafter.
Application is credit scored, usually within 48 hours.

Security Deposit
Paid in advance and equivalent to 6 weeks rent

Monthly Rent
One month's rent paid in advance at commencement of lease agreement
Monthly rental paid thereafter by Direct Debit

Other Charges
Tenant responsible for all electricity, gas, council tax, telephone and other applicable charges.
